As a licensed professional engineer practicing in New Jersey and Pennsylvania, I specialize in providing thorough structural, wind, flood and water infiltration inspections for residential and light commercial properties.

My mission is simple but effective: Provide my clients with information that meets their requirements and exceeds their expectations. Since my clients have needs where time is of the essence such as real estate transactions or insurance claims, I strive to react quickly to schedule site visits and prepare targeted engineering reports to meet my clients' important deadlines.
When purchasing a pre-existing home, in particular an older or historic home, your home inspector may call out issues relating to structural impairment which can create apprehension, since some structural problems can be difficult to repair. When buying an older home, it is important to understand that some structural issues are cosmetic and require no repair, even though they seem significant to the untrained eye. It is important to note that not all structural issues identified through a home inspection service are what I refer to as “structurally significant”; these are issues that significantly impact the safety of occupants, show signs of progressing, or could possibly cause consequential damage if not corrected.
A structural second opinion can provide valuable information on the nature of the structural concern, whether it is stable or progressing, whether repairs are necessary and if so, whether these repairs are major or minor. As both a licensed professional engineer and home inspector with over 20 years of experience, I have inspected in excess of 7,000 residential properties. My second opinion structural inspections are thorough but not technically complex – they are intended to educate my client on the significance of reported structural issues. I provide opinions that my clients can act upon. I focus exclusively on inspections and evaluations; I do not perform design work, prepare drawings or specifications, determine cost estimates, determine current code compliance or certify repair work. If I recommend repairs, the next step is to have a qualified contractor prepare an estimate/proposal to complete the work. If engineering services are required at that time, the contractor would work with their own engineer, for example to obtain a drawing for permit application to the municipality.
My fee for performing a structural second opinion addressing a home inspectors's reported structural issues, either for the homebuyer or seller, is $600.00, and includes a written report.
Homeowners may at some point become concerned about a condition that they may believe is a structural problem. This could include discovering a deck that has developed a sag, or a depression in the floor, or perhaps noticing cracking of wall finishes or tile floors that seems new or is progressing. Naturally, these concerns are important to follow up upon, if for no other reason than to have peace of mind that the effect is not structurally significant. I routinely perform structural evaluations for existing homeowners to determine whether the issue they are concerned about requires repair or ongoing monitoring, or if the condition is simply cosmetic with no structural repair required. This service, depending on the extent or number of issues to address, typically takes between one and two hours. After a site visit to evaluate the condition, take photos and measurements, I prepare a written report with my findings and recommendations. My fee for this service is $600.00, and includes after-the-fact consultations to discuss options..
